
When our agent Lisa Winter posted on social media about a recent closing in Bernardsville with exceedingly happy customers on both sides, we had to know more. When Lisa first met with the sellers, who had built their four-bedroom Bernardsville residence 40 years prior, she wanted to set realistic expectations in a challenging market. Many homes in the anticipated price range had been active for upward of three months and this was a contemporary style, which can sometimes limit the buyer pool.
Lisa’s advice: remove some carpet and wallpaper, put personal items in storage, consider hiring a professional stager and have a preliminary septic inspection. These measures all come with price tags, but Lisa felt confident that the investment would be worthwhile, knowing that first impressions are everything!
Lisa's clients were attentive to her suggestions, considered the costs, invested in the recommended changes, and priced the home even slightly lower than she recommended.
The listing quickly generated very strong interest and was under contract in just 16 days, at a price that justified the expenditures.
Of course we've made this process sound simple, when in reality home sales involve emotions and finances, so there is quite a lot to finesse.
